Why invest in Kenya now?

Kenya's real estate market has delivered consistent returns over the past decade.

Strong land appreciation

Peri-urban land near Nairobi has appreciated 15–25% annually. Areas like Athi River, Kitengela, and Ngong have doubled in value in 5 years.

Growing middle class demand

Kenya's urban population is growing 4.2% annually, driving massive demand for residential land and housing across all major cities.

Infrastructure investment

The SGR, expressways, and new satellite cities (Tatu City, Konza Technopolis) are creating entirely new high-value land corridors.

Affordable entry points

You can buy a 0.1-acre plot in Kajiado or Machakos for as little as KES 400,000 (~$3,000 USD). Nairobi outskirts from KES 1M.

Secure legal framework

Kenya's 2010 Constitution and Land Act provide strong protections for property owners. Title deeds are registered centrally.

Diaspora-friendly policies

No restrictions on Kenyan citizens buying land abroad. Remittance transfers are straightforward and banks accept foreign wire transfers.

Legal checklist for diaspora buyers

Protect your investment. Follow these steps before completing any purchase.

Conduct a land search

Search at the Lands Registry to confirm ownership, encumbrances, and caveats. Takes 1-3 days and costs ~KES 500.

Engage a conveyancing advocate

Use a licensed advocate registered with the Law Society of Kenya. They prepare the sale agreement and handle all transfers.

Land Control Board consent

Agricultural land transactions require approval from the relevant LCB. Your advocate handles this — budget 2-4 weeks.

Never pay the seller directly

All purchase funds should be held in the advocate's client account until title transfer is complete. This is standard practice.

Pay through official channels

Use your bank's SWIFT transfer, Wise, or KCB/Equity diaspora banking services. Keep all payment receipts and bank statements.

Register with the lands registry

After payment, your advocate registers the title transfer. You receive a new title deed in your name. This is the final step.

Frequently asked questions

Can I buy land in Kenya as a non-resident?

Yes. Kenyan citizens can buy land regardless of residency. Non-citizens can lease land for up to 99 years but cannot hold freehold title. If you hold a Kenyan passport you can own freehold property.

What documents do I need to buy land?

You need: National ID or passport, KRA PIN certificate, and for foreigners — alien ID or work permit. The seller needs: Title deed, land search certificate, consent from Land Control Board (for agricultural land), and rates clearance certificate.

How do I pay from abroad?

You can pay via SWIFT bank transfer, Wise, or M-Pesa for smaller amounts. All payments should go to the advocate's client account, never directly to the seller. We recommend using an escrow arrangement through your advocate.

What is stamp duty and how much is it?

Stamp duty is 2% of the purchase price in municipalities and 4% in urban areas for Kenyan citizens. It's paid before transfer registration. Your advocate handles this on your behalf.

How long does the land purchase process take?

Typically 2-4 months from offer to title transfer, depending on land search results, board consents, and bank processing. An experienced advocate can often expedite the process.

Can I buy land through installments?

Yes, many developers and private sellers offer installment payment plans, especially for plots. Listings with this option are marked with an "Installment Plan" badge. Ensure any installment agreement is witnessed by a lawyer.
